Buying a Home in Japan from Hawaii: A 2026 Guide
Can Hawaii residents buy a home in Japan? The 2026 rules, paying in cash, U.S. and Hawaii tax steps, flights from Honolulu and caring for a home from afar.

Source note · October 22, 2026
Based on Japan’s rules for overseas buyers as of October 2026, the Hawaiʻi Tourism Authority’s 2026 air service schedules and the Japan Tourism Agency. Flight schedules change often. U.S. and Hawaii tax points are general information; confirm your situation with a CPA.
For many people in Hawaii, Japan does not feel far away. It is where grandparents came from and where you go for ramen or the cherry blossoms. More and more Hawaii residents are asking: could I actually own a home there?
Often, yes, and for far less than an Oʻahu condo. Here is what you need to know in 2026.
Key takeaways
- You can buy. Japan has no ban on foreign owners, and you do not need a visa or residency to buy.
- Plan on cash. Japanese bank loans are rarely available to buyers living overseas.
- New in 2026: non-residents report a purchase within 20 days, and every buyer declares their nationality at registration.
- A home is not a visa. Owning property does not give you the right to live in Japan.
- Plan the care of the home first. An empty Japanese house needs someone to look after it while you are in Hawaii.
Can You Buy a Home in Japan from Hawaii?
Yes. The ownership rules are the same for Japanese citizens and foreigners, including for older homes and akiya (vacant houses). What depends on where you live is the paperwork:
| 2026 change | What it means for you |
|---|---|
| Report within 20 days | From April 1, 2026, buyers living outside Japan report the purchase to the Minister of Finance, through the Bank of Japan. This includes homes for your own use. |
| Nationality at registration | From October 5, 2026, every buyer declares their nationality. It is kept for government records, not printed on the public register. |
| Name and address changes | Owners must register changes within two years. |
Some land near defense facilities is in designated areas with extra notice rules; check the address early. Details: Can Foreigners Buy Property in Japan? and Paperwork for Overseas Buyers.
What It Costs
Japanese banks generally lend only to people living and earning in Japan, so overseas buyers almost always pay cash. You will wire dollars and pay in yen, so the exchange rate affects your final cost. Budget for:
| Cost | When | Good to know |
|---|---|---|
| Purchase price | At closing | Many rural akiya cost a fraction of an Oʻahu condo. |
| Agent’s commission | At closing | Capped by law. |
| Registration tax and judicial scrivener | At closing | The scrivener (shihō shoshi) checks the title and registers the transfer. |
| Real estate acquisition tax | A few months later | One-time prefectural tax. |
| Fixed asset tax and city planning tax | Every year | 1.4% and up to 0.3% of the assessed value, not the price. |
| Repairs and upkeep | Ongoing | Often the biggest cost for an older home. |

Taxes on Both Sides
- U.S. and Hawaii: both tax residents on worldwide income, so rent from a Japan home goes on both returns. A foreign tax credit can reduce double taxation.
- Japanese bank accounts: if your foreign accounts together top $10,000 at any point in the year, you generally file an FBAR. The home itself is not a financial account; the account you run it with is.
- In Japan: owners living overseas usually appoint a tax administrator (nōzei kanrinin) to receive tax notices and make payments. Arrange this before you buy.
A CPA who works with international clients can handle the U.S. and Hawaii side.
Flights and Time Zones
Honolulu is one of the easiest U.S. cities to own a Japan home from. 2026 nonstop flights include:

about 8–9 hours
Hawaii has no daylight saving time, so Japan is always 19 hours ahead: perfect for calling agents in their morning. Two travel notes: Japan’s departure tax rose to ¥3,000 on July 1, 2026, and U.S. passport holders can currently make short visits without a visa. Longer stays need the right visa.
Oʻahu vs. Japan: What Is Different
Termites, humidity, salt air and storm season will feel familiar. These will not:
| On Oʻahu | In Japan | |
|---|---|---|
| Condition | Inspections and repair credits are common. | Older homes are usually sold as-is. |
| Closing | Escrow company and title insurance. | A judicial scrivener checks the register and transfers title. |
| Listings | One MLS. | Scattered across portals, agents and akiya banks. Here’s why. |
| Building | Zoning rules. | Zoning plus land that cannot be rebuilt on. Zoning explained. |
| Hazards | Hurricane and tsunami zones. | City hazard maps for earthquakes, floods, landslides and tsunami. |
Finding Your Family’s Roots
Most Japanese who came to Hawaii from 1885 onward were from Hiroshima, Yamaguchi, Kumamoto, Fukuoka and Okinawa. Some buyers want a home near their family’s hometown, relatives or a family grave.

If that is you, choose the region before the listing. Rural homes there are often affordable, but an airport, a hospital and a supermarket matter once you are actually staying.
Caring for the Home from 3,800 Miles Away
An empty Japanese house can quickly develop mold, pests and an overgrown yard that neighbors notice. Before you buy, decide who will check and air out the house, handle storm damage, receive mail and tax notices, and be the contact for neighbors. Family nearby, a local caretaker or a management company can all work.
