Straightforward answers about getting started, choosing support, and preparing for ownership.

Getting started

Is a property or location needed before getting started?

No. The Checklist helps you consider your readiness. The Location Guide (Coming Soon) helps you explore places independently. The Vision & Roadmap Call focuses on goals and timing. Personal location discussions and property searches are part of Full Purchase Support.

Still dreaming? Where is the best place to begin?

Start with our free Akiya Readiness Checklist. It helps you reflect on your plans before getting attached to a low asking price. If you would like a personal conversation about your vision, preparation and timeline, the Vision & Roadmap Call is the next step.

Can overseas buyers work with Akiya Locations?

Yes. Our service is designed for overseas buyers who want support in English. We research, translate information and coordinate communication with Japanese agents and other professionals, so you have a clearer understanding of the steps ahead.

Do you only help with rural akiya?

Your search begins with your requirements, rather than a particular image of an akiya. Tell us about the property type, setting and intended use you have in mind. We will discuss the scope of support and local arrangements before you commit to full service.

Choosing support

How do the four services differ?

The free Checklist helps you reflect on readiness. The $69 Location Guide (Coming Soon) helps you explore places independently. The $250 Vision & Roadmap Call helps you clarify your goals and timeline. Full Purchase Support is $4,500 and includes customized property research and bilingual coordination through the purchase process.

What does the Vision & Roadmap Call include?

A conversation focused on your vision, preparation and personal timeline, followed by a customized roadmap and vision board. You do not need to bring a listing. This is a planning service; it does not include location discussions, property recommendations or a customized property search.

Can the $250 call fee be applied to full service?

Yes. If you sign up for Full Purchase Support within 30 days of your Vision & Roadmap Call, the full $250 is credited toward the $4,500 service fee. Your remaining service balance is $4,250.

What is included in Full Purchase Support?

One-to-one strategy, location discussions, customized property research, showing arrangements, bilingual communication and coordination with licensed professionals. You also receive your roadmap and vision board, Location Guide (Coming Soon), showing checklist, one year of Akiya X premium access and a personalized hanko welcome gift. The agreement sets out the full scope.

Costs & preparation

What costs are separate from the $4,500 fee?

The property price and third-party costs are separate. These can include brokerage, registration and legal-professional fees, taxes, inspections, insurance, travel, repairs and ongoing home care. We help organize the cost information available from the relevant parties so you can plan beyond the advertised house price.

Is financing available in Japan?

Do not assume financing will be available. Eligibility depends on the lender, your circumstances and the property. For example, lenders may set residence and income requirements. If you need financing, confirm it directly with a lender before committing to a purchase. We do not arrange loans or provide financial advice.

Why can a very inexpensive house still need a substantial budget?

The asking price is only one part of the decision. Repairs, clearing belongings, professional fees and ongoing upkeep may change what ownership will require. Before moving forward, it helps to gather property-specific information and obtain the specialist checks and estimates relevant to your plans.

Is the introductory consultation free?

Yes. The complimentary consultation is a chance to discuss your situation and whether full service is a fit. It is separate from the paid Vision & Roadmap Call, which includes your personalized planning materials. You can review the service scope and fee before booking.

Purchase & beyond

Who handles the real estate transaction?

Akiya Locations provides research, information translation and coordination. Appropriately licensed professionals handle brokerage, transaction documents and specialist work. We do not provide property recommendations, price or valuation opinions, or legal, tax or financial advice. You remain in control of your purchase decisions.

Can the process be handled remotely, and how long does it take?

We can coordinate research and communication while you are overseas. Viewing arrangements and any in-person requirements depend on the property and the professionals involved. Timing also depends on the search, seller, documents and funding. We help organize the next steps rather than promise a fixed completion date.

Can you help with renovation or looking after the home?

Within full service, we can coordinate renovation-estimate requests and introduce professionals for renovation or ongoing home care, subject to local availability. Contractors and property managers have their own agreements and fees. These introductions do not include construction work or ongoing property management.

Can the home be rented out while its owner is away?

That needs to be checked for the specific property and intended use. Short-term rentals involve operating requirements, and local rules can limit what is possible. Tell us early if renting is part of your plan so the relevant questions can be directed to local authorities and qualified professionals. Rental permission or income is not guaranteed.
